Statewide Title Commercial and Escrow Services

Commercial

All title companies are not the same. Commercial title insurance may be considered by some as dealing with many of the same issues as residential title insurance, but more often it involves many complex details. These are more efficiently handled by a Company that understands and is responsive to the extensive requirements which are fairly typical of a commercial real estate transaction.  We have handled commercial transactions from $100,000 to $100,000,000.

What is different in the issuance of commercial policies?
There are many complex issues that arise, and most require the incorporation of one or more specialty endorsements. There are hundreds of specialty endorsements available to fit the particular needs of the customer. Choosing a title company that is familiar not only with these endorsements but also with the requirements that must be met prior to the issuance of the endorsements can be the key to a timely closing.

Escrow

Many parties to contracts, especially real estate contracts, require a neutral third party to hold funds that may be in dispute until a resolution can be reached or closing can take place. The services provided by this third party entity are often referred to as escrow services. Statewide Title, Inc., has been providing its clients with affordable, professional escrow agent services since 1984.

What is an Escrow Agent?
An independent party that is unrelated to the parties involved in the transaction, which agrees to hold the escrowed funds in compliance with the terms and conditions of the Escrow Agreement.

How do I know if I need an Escrow Agent?

  •  When the Buyer and Seller of property have a dispute about the cost or performance of needed repairs.
  •  When a contractor and a property owner have a dispute over payment or quality of work.
  •  When spouses who are separating or divorcing cannot agree on whom should have possession of certain funds or assets.
  •  When heirs of an estate are disputing another heir's right to a portion of estate proceeds.
  •  Whenever parties feel greater comfort in having an independent third party control funds while contingencies are resolved.
